Lease Agreement and Project Fees

This beautiful Thai-style villa is located in Coconut Sands on plot S4, in the fourth row. The house was completed in 1998 and would come most closely described as a 'Panorama Villa'. The house has an internal living space of approx. 145sqm featuring two bedrooms, two stylish bathrooms, Thai-style outside kitchen, inside kitchen / storage / work surface area and a large lounge and dining area.

The villa has a decorative front terrace that extends and is covered all the way down one side of the house. Its main special feature is its close proximity to the pool and beach. The spacious lounge and dining area is floored in solid green marble cooling the house. The villa is set in a quiet location with magnificent ocean and pool views. The master bedroom is huge with an open plan.


There is a car park and security at the entrance to the project. There will be a maximum of twelve houses within the project. The beautiful freeform swimming pool is centrally located and set in lush tropical gardens.

The lease in Coconut Sands runs until the year 2038. The current monthly charge for this plot (S4) is 7,400.- Baht per month. This is paid yearly in advance. It is adjusted annually on 1st July and is fixed to the inflation rate as published by the Bank of Thailand.

Currently the monthly maintenance charge is 7.962.- Baht per month (non-rental) or 8.295.- Baht per month should you choose to rent out your property. The maintenance and service charge is payable yearly in advance and is inclusive of administration, environmentally friendly garbage disposal, security service, maintenance of the water and electricity supply within the project, house cleaning, technical checks, gardening and the swimming pool maintenance.

The house comes fully furnished. It is available for rent at any time. The style of dÈcor is very much in keeping with that of a Thai style wooden beachfront villa incorporating western comforts and amenities.

Furnishings include:

TV / Satellite, toaster, fridge, 4 ring gas stove, 2 double beds and mattresses, 1 air con unit, 1 table 4 chairs, 2 sun lounges, 1 couch and a selection of linen and towels.

We run a letting service. The program includes an on-line booking system that includes credit card acceptance and reservations. We have a dedicated company, Coconut Holiday Homes that administers this service. A conservative approximate annual occupancy could be taken at 35% (128 days per year) with a net rent attainable to the homeowner of 3,250.- Baht per day occupied.

The asking price for the property is 5.500.000.- Baht. A quick cash sale transfer would be appreciated and the price would be 5,350.000.- Baht. (28 days completion from date of reservation). There is a charge of 45,000.- Baht to cover all other charges, transfer and lease registration fees at the land office.
