Conditions
- Prices are quoted per villa per night.
- Minimum rental time is three days
- Minimum rental time in Peak season is fourteen days
- Low-season rates are reduced by 500 Baht / night
- Peak-season surcharge: 15/12 to 15/01 = 1.000 Baht

The above rental rates include:
- Maid cleaning (twice a week),
- Utility bills (electricity, water),
- Welcome pack
- Check In Time is 3:00pm; Check Out time is 10:30
am (early arrival and late departure upon availability
of the house. Late Departure can only be confirmed on
the day of check-out during High and Peak Seasons)
The above rental rates exclude:
- Service charge of 3%
- Applicable government tax (7% VAT)
- Airport transfer charged at 250B/person/way (children under 12 years free of charge)
- Refrigerator supply
- Breakfast
All Villas are equipped with:
- Spacious living room
- Fully equipped american kitchen
- cable TV, Stereo
- Master bedroom with Air Conditioning
- Large terrace with lounging chairs
- Access to swimming pool shared with the other villas
We will be happy to arrange the following services before
your arrival:
- Car rental: 800 B/day (full insurance coverage)
- Car rental 1.900 to 2.500 B/day (full insurance coverage)
- Cook: 100 B/hour (exclusive of food)
- Full time maid: 100B/hour
- Initial fully stocked refrigerator (upon receipt of
your purchasing list): purchasing cost + 10% service.Please
ask for an order form.(minimum order 1.200 baht)
- Overnight stopovers in Bangkok in a Centre Point Serviced
Apartment. Our Partner in Bangkok is Thailand Travel
and Tour - Please ask for details
Rental conditions:
- Minimum rental time is three nights (low season) and five nights (high season).
- A non-refundable deposit of 15% is required to secure your reservation (deposit to be paid via credit card through our deposit form)
- The balance of total rental amount is due a minimum
of 4 weeks before the check-in date using your credit
card or a bank SWIFT transfer to our nominated Thai
bank account.
Cancellation policy:
Due to the limited number of Villas in some categories
and to avoid speculative reservations, we apply the following
cancellation conditions:
- Cancellation - prior to arrival : It is a condition
of the booking that the entire party is covered by
comprehensive travel insurance which will provide compensation
to you in the event of cancellation. In the event that
you cancel the booking or shorten the period of stay
after payment of the deposit and/or balance, no refund
will be made. The booking deposit is not returnable
under any circumstances.
- Cancellation - during period of the holiday : The
prepaid rental balance will be returned only under
exceptional circumstances and at the sole discretion
of the Management of Coconut Land & House.
The balance of total amount is due a minimum of 4 weeks
before check-in date using your credit card or a bank
SWIFT transfer to our nominated Thai bank account.
Insurance:
- Coconut Land & House is not responsible to you
and your party for any and all claims including any
accidents related to the use of the property facilities
or locally procured third party services such as watercraft,
water sports, jeep or motor bike rental, etc.
We remain at your entire disposal shall you need any further assistance
or information, and look forward to having the chance to welcoming you
in Samui.
